Whether it is your first time buying a property or not, the buying process is a big and exciting move.
From location to amenities, mortgages to inspections, the process of buying a home can get a little confusing. Fortunately, we’re here to help you stay on top of everything that’s happening. Here are some tips for navigating the home buying process.
You need to go through a process when buying a house. If you are planning to buy properties in the Lake Nona area, you need to follow a step-by-step guide to having a smooth home buying process.
Buying in Your Budget
The type of home you buy will mainly depend on how much you can afford. Now is the time to get your finances in order, because there’s more to budgeting for a home than you might realize. Unless you’re buying your home with cash, you’ll probably be applying for a loan.
Keep your credit score in tiptop shape by staying current on your credit card payments and any other loans you may have, and avoid applying for new lines of credit while you’re shopping for a home.
Make sure you have enough money for any down payment and closing costs. This will be a percentage of the home’s value (anywhere from 3% to 20% minimum depending on the lender) along with any required fees.
Another important financial consideration is auxiliary costs. These include Homeowner’s Association (HOA) fees, homeowner’s insurance premiums, and annual property taxes that you’ll have to keep paying as long as you own your home.
All About Your Home
This is the fun part! You get to dream about your ideal home: the style, layout, size, and more. Do you want extra upstairs bedrooms for the kids or a home office downstairs? Are you looking for a bright, airy kitchen or a backyard with a pool? There’s a home out there for you, and your realtor knows where to find it.
Location, location, location. Where you choose to live helps determine the type and price of homes you might see. Some important factors for you might be proximity to work, the school system, convenience of shopping, and ease of travel or public transportation. Many of our communities offer amenities such as clubhouses, pools, playgrounds, dog parks, and outdoor sports facilities. We can help you find the best home for your needs.
The Offer
Once you’ve found the perfect home, it’s time to make an offer. This is a formal written contract laying out all requirements and terms for both the buyer and seller. Your realtor will help you fill out all the necessary forms and determine your offer amount.
We always keep up with the current market trends and can help you negotiate or decide whether to increase your offer if a property has several interested buyers.
Contracts
Offer accepted! Now we move on to the inspections and contingencies listed in your contract.
In Florida, the two main documents used are the standard purchase agreement and the “as-is” purchase and sale agreement (PSA). We can help you decide the best type of contract for you.
Regardless of which document you choose, it will contain the following items:
- Offer price
- Amount of earnest money (pre-deposit) put down, and value of the full deposit at end of due diligence
- Seller’s response time
- Proposed closing date (typically 30-45 days)
- Days allotted for due diligence
- Repair limits (if using standard contract)
- Financing contingency and time frame
- Inventory of items included in purchase, including any furnishings, decor, and appliances
Closing
Today’s the day! All the hard work you and your team have put in will pay off today. At the closing meeting, you’ll sign all the paperwork and we’ll check everything with you to make sure it’s in order. Finally, the funds will be transferred over and you’ll get the key to your new house.
Congratulations, and welcome home!
